Roof Coatings Markets Shows Consistency in 2026

Roofing Contractors ready to capitalize on shifting priorities toward coatings experienced additional sales and a stronger backlog this year.

The roof coatings market across North America started 2026 with a lot of promise and potential as building owners placed greater stock on roof resiliency and repair, rather than replacement. The market has already shown returns. According to top-tier commercial roofers on RC’s 2026 Top 100 List, being ready to capitalize on the shifting priorities meant additional sales and a strong backlog that should continue to manifest throughout the year.

When the year began, roofing contractors across North American reported that the roof coatings market exhibited substantial strength over 2025. That demand was largely driven by aging commercial infrastructure, stringent building energy codes, and a structural shift toward cost-effective building maintenance while broader economic factors emerged.

 Rather than opting for full tear-offs and complete roof replacements, commercial asset managers and multi-unit residential building owners increasingly chose elastomeric and liquid-applied coatings to restore existing substrates, lower energy expenses, and extend roof lifespans.   

According to RC’s annual State of the Industry survey – fielded last fall – well over half of commercial roofing contractors said they used coatings, and 64% said it ranked among the top five roofing systems they offer. The survey indicated there’s also a lot of opportunity for further adoption, and for roofing contractors to grow.

Of the 59% of roofers who said they’re involved with roof coatings, they said it only accounted for roughly nine percent of overall sales revenue.

 

Market Overview 

The overall market for commercial and residential roof coatings in North America continues to grow steadily. The lifeblood appears to be the high demand in the commercial sector, which accounts for the vast majority of application volume.   

The total North American roof coatings market is projected to reach approximately $0.48 billion in 2026 for pure specialized coatings, while the broader cool roof coatings market segment in North America commands a valuation exceeding $1.8 billion to $2.0 billion in 2026. That’s believed to be over a third of global demand.   

The broader roofing market footprint: the expansion of the roof coatings industry aligns with the overall U.S. roofing market, which is estimated at $33.47 billion to $34.66 billion in 2026.   

Growth Rates: Pure roof coating materials are growing at a steady compound annual growth rate (CAGR) of 4.4% to 6.2%, while cool reflective coatings are outpacing general materials at a projected CAGR of 7.2% through the decade. 

The majority of demand is coming from the United States, which represents over 85% of all demand on the continent. Growth is concentrated in the Sunbelt (Texas, Florida, Arizona, California), where high solar exposure drives demand for cool reflective elastomeric and silicone coatings to curb cooling costs. The Canadian market is primarily focused on cold-weather elastomeric formulations designed to withstand intense freeze-thaw cycles.

 

 

Core Demand Drivers

Several macroeconomic and environmental factors could fuel market growth for the remainder of this year and into next. The big ones:

  • Preventative Maintenance vs. Replacement Economics: Rising labor rates, worker scarcity, and fluctuating raw material costs make roof tear-offs costly. Applying high-performance coatings offers complete waterproofing and UV protection at a fraction of full replacement costs.   
  • Aging Building Infrastructure: With the median age of commercial and multi-family structures exceeding 20–25 years across major U.S. and Canadian cities, restoration via liquid-applied membranes serves as an attractive alternative.
  • Energy Efficiency: Reflective "cool roofs" are popular because they’re believed to lower surface temperatures, significantly cutting HVAC electrical loads. Adoption is accelerated, and sometimes forced by state-level energy codes and green building standards.   
  • Extreme Weather Resiliency: Increasing frequency of hail, heavy rainfall, and thermal cycling across North America has increased contractor demand for impact-resistant, highly elastic coatings that seal hairline cracks and structural gaps.   

 

The North American roof coatings market is positioned for sustained, low-risk expansion through the end of this year, and don’t be surprised if the momentum carries into 2027. As commercial property owners navigate tight capital budgets and stricter sustainability targets, liquid-applied coatings remain one of the most effective solutions for thermal management, waterproofing, and asset preservation. The roofing contractors ready to capitalize will be well on their way to appearing on next year’s Top 100 List.
