Guaranteed Roof Joins EM Exteriors in Southeast Expansion
Atlanta contractor becomes the latest company to join LB Capital’s growing roofing platform, which is building toward a collective private equity exit

Guaranteed Roof Partners with LB Capital & EM Exteriors to power multi-state Southeast expansion.
Guaranteed Roof has joined LB Capital's EM Exteriors platform, giving the Metro Atlanta roofing contractor access to shared technology, purchasing and operating resources as it targets expansion across the Southeast.
The residential and commercial roofing company announced the partnership Sept. 17, saying it plans to expand beyond Georgia into Tennessee, North Carolina and South Carolina.
The agreement brings Guaranteed Roof into a fast-growing network of roofing companies that LB Capital is assembling under the EM Exteriors umbrella.
Guaranteed Roof, founded by Matthew Weeks and Chase Howe, will retain its existing brand as it grows. The company offers roof replacement and restoration as well as roof rejuvenation, commercial coatings, cleaning and structural repairs.
"Chase and I built Guaranteed Roof around helping property owners make confident decisions about their roofs," Weeks, the company's CEO, said in a statement announcing the partnership. He said the additional support will help the contractor serve more customers and create opportunities for its employees.
For roofing contractors, however, the deal also offers another example of an ownership model emerging amid continued industry consolidation.
Owners Become Shareholders
LB Capital formally launched EM Exteriors Sept. 1 with 15 roofing companies operating across 13 states, representing more than $150 million in revenue under management and carrying no platform debt, according to the company.
Partner companies retain their local names, team and leadership while using shared operating systems, technology, marketing, procurement and other resources.
LB Capital founder Lance Bachmann told Roofing Contractor that the structure is intentionally different from owners simply selling their businesses and walking away.
"They're shareholders rather than sellers," Bachmann said.
Bachmann said LB Capital owns a 50% interest in each participating company, while the contractors retain equity tied to their individual businesses. Their eventual return would depend in part on the profitability of their respective divisions when the larger organization exits. That distinction is central to the EM Exteriors strategy. Rather than acquiring a collection of roofing companies and immediately consolidating them under one national brand, LB Capital wants local operators to continue growing their businesses while building a larger enterprise around them.
The long-term objective is a sale of the combined platform to private equity rather than separate transactions involving each contractor.
Shared Systems, Local Operators
EM Exteriors provides centralized accounting, marketing, technology, operating procedures and other infrastructure intended to help partner companies scale.
Guaranteed Roof said the partnership will give it access to enterprise technology, supply-chain procurement and operating frameworks while supporting hiring, employee retention and project delivery.
EM Exteriors also uses common sales and operating processes across its businesses. Its website identifies ServiceTitan and Hatch AI among the technology deployed across the platform and says partners move through an onboarding process involving system integration, playbook implementation, growth and eventual exit preparation.

Although companies can maintain their identities and local management, Bachmann said major decisions are not entirely decentralized. LB Capital maintains authority over areas including hiring, pricing and growth decisions while working alongside local leadership. The goal, he said, is to create consistency across what could eventually be more than 20 operating divisions. That means the model may not appeal to every independent contractor. Bachmann said owners have to be willing to follow common systems and operate as part of a larger organization rather than view their company in isolation.
"The biggest type of owner that wouldn't be [a fit] is someone that doesn't want to be part of a team, can't follow direction, [or] doesn't understand the platform is more important than themselves," he said. Owners who want to continue operating exactly as they have in the past are also unlikely to fit the model.
Building Toward a Larger Exit
Bachmann said his approach was shaped by lessons from earlier investments, where he saw how combining businesses under a common platform with shared systems and processes could command a higher valuation. His strategy relies in part on multiple arbitrage, in which a larger, scaled platform may attract a higher earnings multiple than its individual businesses would on their own.
"What I learned more than anything is, when you have arbitrage, your organization is worth a lot more than just one," Bachmann said.
The eventual valuation is not guaranteed. Bachmann said profitability, revenue growth and performance will vary among EM Exteriors companies, and each operator's economics will reflect the performance of its own division.
The platform nevertheless makes its destination explicit. EM Exteriors says it is preparing its businesses for a future liquidity event and describes its strategy as building the companies toward a shared exit.
For Guaranteed Roof, the immediate focus is considerably closer to home: using that infrastructure to move beyond its Georgia base and establish operations throughout more of the Southeast.
For the broader roofing industry, its addition to EM Exteriors provides another test of a consolidation model in which founders give up some control today in exchange for shared resources, continued ownership and a stake in a potentially much larger transaction down the road.
