USG Renews HQ Lease, Trims Space in West Loop
USG commits to another decade at 550 West Adams, keeping its Chicago HQ while downsizing its office footprint.

USG Corp. has renewed its long-term headquarters lease at 550 West Adams Street in Chicago’s West Loop, opting to remain in the building while reducing its overall office footprint. The building materials giant secured a new 10-year extension for roughly 220,000 square feet, maintaining its presence across floors 11 through 18.
Cushman & Wakefield represented USG in the transaction, continuing a two-decade relationship that began with the company’s original 2004 headquarters lease, which helped spur the development of the 550 West Adams property. The Cushman team—led by Chris Wood, David Stefancic, and Brian Duffy—also will oversee project management for USG’s upcoming headquarters renovation.
Wood noted that USG evaluated several options, including relocating to other downtown offices or anchoring a new development, but decided the West Loop location best suited its long-term needs. While the lease was restructured, specific financial details were not disclosed.
On the landlord side, GLL Real Estate Partners, which acquired the property in 2015, was represented by Joy Jordan and Emily Marquardt of Telos Group, with additional support from Stream Realty Partners.
USG’s decision to stay in place comes as other major Chicago office tenants migrate to new trophy towers. CNA recently moved into new space at 151 North Franklin, while Bank of America plans to occupy 500,000 square feet at a new development on North Wacker Drive. Salesforce is also set to take 500,000 square feet—and naming rights—at the forthcoming Wolf Point South tower.
Despite broader shifts in the downtown office market, USG’s renewed commitment reinforces its century-long presence in the Chicago area and secures its role as the anchor tenant at 550 West Adams for years to come.
