2008 Case Study: DECRA Has the Answer for Private Community's Mansard Roofs

If you thought New York was all high-rises and doormen, you thought wrong. Brooklyn is doing things differently; the Bergen Beach section, near Mill Basin, is home to a 208-unit, private community complex on 6 acres. With a clubhouse, lap pool, fitness center, sauna, and private library, this private community is definitely not the norm.

The project had some challenges to overcome: a non-combustible fire code needed to be met while maintaining the curb appeal, and integrity, of a mansard application. Additionally, the project was in close proximity to Jamaica Bay, so sea and salt spray were a concern. After a great deal of research, and the elimination of many traditional roofing products, DECRA Tile in Arctic Blue was chosen. To meet the building code, the roofing product would have to be installed on a cement board substrate. The use of steel studs, steel hat section purlins, instead of wood battens, and the cement board eliminated all wood from the roofing system. Asphalt shingles were not a good choice for this application because a cement board substrate is not a nailable base.

As for the mansard application, heavyweight products like asphalt shingles or concrete tiles can pose problems. DECRA Tile is lightweight by nature - 1.25 to 1.5 pounds per square foot - and the interlocking structure and unique horizontal fastening method make the product easy to install, even on the steepest mansard. And, since DECRA Tile is a single-course pressed panel, there is no possibility of product delamination.

All DECRA products are made of steel. The steel is coated with an aluminum-zinc alloy coating and ceramic coated stone granules, protecting the steel from any degradation that can be caused by sea and salt spray. In addition, the stone granules add curb appeal and in this case the distinctive blue color works well with the complex’s architecture to create a unique and inviting community.

Low maintenance and long life cycle were the other concerns of the developer, B.E.S. Developments, LLC. With a low maintenance requirement, a 50-year limited warranty and a 120 mph wind warranty, the benefits of DECRA Tile outweigh the up-front cost of the roof and ensure a quality installation for years to come.
