The current state of underlayments could be summed up in three words, “better than ever,” according to Tom Metoxen, Manager of Technical and Warranty Services for Carlisle Residential.

“There have been numerous advances in the manufacturing of underlayments to provide multiple options for multiple purposes,” Metoxen said. “Carlisle has made an effort to provide a wide range of underlayments to meet the wide range of needs in roofing industry.”

The variety of finished roofing products can dictate what must be used as an underlayment, said Metoxen, noting that with metal roofing a heat resistant or high temperature product must be used. “Different climates can also require the use of a specific underlayment,” he said.

Roofing underlayments were originally used for temporary protection against the elements, but are now an integral part of a building’s overall roof systems, said Anthony Mass, technical administrator for Polyglass USA.

““Underlayments provide a vital layer of protection on top of the sheathing to help keep moisture out of the building, and are considered a necessary piece of the roofing structure,”” Mass said. “The advancements made in roofing systems and roofing underlayments lead to a stronger, longer-lasting roof that holds up better against weathering.”

UV exposure time limits depend on the type and surfacing of the membrane.

“TU Plus, for example, has a high-strength fabric on the upper surface, and has an exposure time of 180 days,” said Mass, who stressed the importance of proper installation procedures.

Atilla Sebuktekin, GAF-Elk Vice President of Marketing for Steep Slope Roofing and Decorative Stone Products, said the industry has trended towards better quality underlayments for roof deck protection over the years.

“Today, more contractors are making the switch to underlayments that are exceptionally strong, faster and easier to install, durable when exposed to elements of nature and more breathable than traditional felts,” Sebuktekin said. “Traditional felts are not as strong and durable, and can absorb moisture, causing severe buckling and wrinkling.”

GAF-Elk recognizes the growing need and is promoting such products as Deck Armor Premium breathable underlayment as part of a complete roofing system.

“This is more than just having a great product, it is also about providing field technical support as well as education to the roofing contractor on how to promote and sell superior underlayments,” Sebuktekin said. “The roofing industry has seen many entries from synthetic underlayment manufacturers who said, ‘I have a product just like that,’ and followed by their subsequent exits due to product failure and/or lack of contractor support and education.”

Synthetic underlayments continue to grow at the expense of traditional asphalt felt paper, said Sandro Di Pede of SDP Advanced Polymer Products. “The cost gap between synthetic and felt is reducing, thus helping to generate additional interest and trial of synthetics,” Di Pede said. “But what is key — to synthetic acceptance and continued growth — is safety with respect to walkability on pitched roofs, especially in wet, dusty, contaminated conditions.”

Tarco President Steve Ratcliff said there are strong forces at work in the underlayment marketplace. “Not long ago, traditional asphalt-saturated felt was a mainstay of residential roofing,” Ratcliff said. “Unfortunately, it did not perform well as a secondary water barrier, it was subject to UV deterioration, and it had very short exposure limits during installation.”

Ratcliff said many types of self-adhering and synthetic underlayments have been introduced over the last 10 years, with the addition of specialty products designed for specific roofs and climates. As a result, the underlayment product category is gaining tremendous respect. “Labor savings coupled with superior performance will encourage most contractors to offer premium underlayment to customers as standard rather than as an optional upgrade,” said Ratcliff. “The superior dry-in benefits and UV resistance of premium underlayment gives contractors greater flexibility in scheduling primary roofing system installations. The secondary water barrier provides extra protection when the primary roof fails for whatever reason.”

Edward Sueta, marketing manger at ALCO-NVC Inc., said the key ingredient to the success of underlayments is the ice and water protector used under shingles, metal and slate. “They come in smooth, granulated and a high temperature version for under metal,” Sueta said. “Future generations must consist of a hybrid that is synthetic and able to seal around nails, metal fasteners and metal screws — one that can do it all.”
